Wat het berekent en wanneer je het gebruikt
Evaluate a buy-to-let of investment property by cash flow, cap Rente, cash-on-cash return, debt Dekking en the Totaal return if you sell na a holding Periode.
Zo gebruik je het, stap voor stap
- Enter the Prijs, Aanbetaling percentage en mortgage terms.
- Enter Maandelijks rent, expected leeg periods en running costs.
- Add rent en price growth assumptions, how lang you will hold it en the cost selling.
- Check cash flow first, then cap Rente, cash-on-cash en IRR.
Wat elk invoerveld betekent
- Rent per Mae – Gross rent voor costs.
- Leeg periods – Aandeel rent lost tot gaps between tenants.
- Belasting en charges, insurance – Jaarlijks property costs.
- Management en repairs – Percentage rent set aside voor agents, maintenance en repairs.
- Growth rates – Jaarlijks rent en Prijs increases.
Zo lees je de resultaten
- Cash flow – Net operating income minus mortgage payments.
- Cap Rente – Net operating income ÷ Prijs.
- Cash-on-cash return – First-year cash flow ÷ cash Geïnvesteerd.
- Debt Dekking Verhouding – Net operating income ÷ Jaarlijks mortgage payments. Lenders often want 1.25 of more.
- IRR – The Jaarlijks return counting cash flows en the final sale.
De formule
NOI = rent × 12 × (1 − leeg Aandeel) − Belasting − insurance − management. Cap Rente = NOI ÷ Prijs. Cash flow = NOI − mortgage payments. Cash-on-cash = cash flow ÷ (Aanbetaling + buying costs). IRR is the Rente that makes the present Waarde all yearly cash flows, including the sale, equal tot zero.
Een rekenvoorbeeld
A 250,000 property with 25% down Voor 6.5%, rented at 1,500 a month. NOI is 11,800, giving a cap rate 4.72%. The mortgage is 1,266.01 a month, so cash flow is about −283 a month, debt coverage is 0.78 en the first-year cash-on-cash return is −4.85%. Growe en the sale lift the 10-year IRR tot about 7.6%.
Aannames en beperkingen
- Fixed costs rise 2% a Jaar in the projection.
- Belasting on rental income en gains is excluded en can change the result a lot.
- The loan is repaid en the property sold at the end the holding period.
Veelgemaakte fouten
- Ignoring leeg periods en repairs.
- Judging a deal by the cap Rente alone without checking the mortgage.
- Assuming rent en Prijs growth continue forever.
Veelgestelde vragen
What is a good cap Rente?
It varies by market en risk. Compare it with the mortgage Rente: if the cap Rente is below it, borrowing reduces your cash yield.
Why is the IRR positive when cash flow is negative?
Growth in the property’s Waarde en the loan being repaid by the sale add tot the return.
